Ijarah Product is based on an agreement between the renter and tenant (Bidaya & Customer), where Bidaya finances customer through purchasing & owning selected properties and leasing it to customer at a fixed rate with a promise to transfer ownership of the property (title deed) upon full settlement or repayment for a specific period.
Ijarah Product is based on an agreement between the renter and tenant (Bidaya & Customer), where Bidaya finances customer through purchasing & owning selected properties and leasing it to customer at a variable rate with a promise to transfer ownership of the property (title deed) upon full settlement or repayment for a specific period.
Forward Ijarah Product is in line with Shari’ah and derivative from Ijarah Financing. Bidaya has offered this product to provide mortgage financing solutions enabling customers for reserving a home while in the construction phase and benefit from the lower prices. Bidaya offers the product with an option to pay profit only during construction period, and upon property construction completion, customer will start paying full monthly rental. Furthermore, only approved Real Estate Developer by Bidaya can buy the developed units, especially for MOH off plan projects.
Buy and Lease Back Product is based on an agreement between Bidaya & Customer, where Bidaya purchases the property from the customer and then lease it back to him/her under a financing contract at a variable rate with a promise to transfer ownership of the property back to customer (title deed) upon full settlement or repayment for a specific period.
Land Financing Product is based on an agreement between the renter and tenant (Bidaya & Customer), where Bidaya finances customer through purchasing & owning selected land and leasing it to customer at a variable rate with a promise to transfer ownership of the property (title deed) upon full settlement or repayment for a specific period.

Features

Customer’s income plays a main role in determining the finance amount eligibility, monthly installments and finance tenor. Thus, Bidaya designed this feature to accommodate customers with financial obligations putting into consideration the remaining period of finance tenor; to qualify for suitable and desirable finance amount (e.g. Personal Finance).

Thus, Bidaya designed this feature to enable near retirement segment by qualifying the customers based on their expected retirement income; to qualify for suitable and desirable finance amount, and longer tenors.
A feature serves subsidized beneficiaries, where financiers are requested to include monthly subsidy amount as an additional income in order to increase financed amount for the customer.

Programs

This feature is designed to provide an option for customers of all main products to pay (0.5% - 5%) of finance amount (not property amount) above the Down Payment in return to reducing the rates on the finance taking into consideration the customer’s segment and down payment amount.
The program initiated by MOH and REDF where government supports customers of moderate and low income by refunding part or all profit portion of the finance amount for REDF/MOH beneficiaries on a monthly basis.
The Units were build and developed by MOH with certain criteria to provide a sustainable well maintained residential environment with all facilities suiting the needs of Saudi families. Nevertheless, Subsidized customers get two main benefits:

1- Discounted property prices
2- Monthly subsidy
A program initiated by MOH and REDF where government supports customers by providing 5% of the down payment as a guarantee until beneficiaries repay a certain amount of the finance amount.
Price declaration examples and calculator results are used for demonstration purposes. Prices may vary for some customers depending on related factors such as credit record etc.
  • The maximum finance amount for first home buyers is 90% of the property’s value.
  • For second home buyers and above, the maximum finance amount is 85% of the property’s value.
  • For DPG beneficiaries, the maximum finance amount is equivalent of 95% of the property’s value.
  • In the case of (Early Settlement), the total early settlement amount reflects the profits of the first 3 months after the end of the second year based on the contract’s start date (months 25,26,27).
  • Prices are reviewed on a monthly bases.
  • The Installment/Rental Installment consists of (Principle + Profit).
